Exclusive First Look at the Record-Breaking Penthouse of Renzo Piano’s Latest Miami Project

The buzz around Miami's Eighty Seven Park continues to grow. With architecture by Pritzker Prize–winning Renzo Piano, interiors by Hermès's choice firm RDAI , and high-profile buyers like Novak Djokovic, the North Beach project has drawn no shortage of attention. Its new penthouse, unveiled exclusively to AD , offers sky-high living at a new level of luxury with a plethora of exorbitant amenities. The supersize unit—boasting a 12,410-square-feet interior plus 18,247 of outdoor terrace space—features six bedrooms, three powder rooms, and eight bathrooms. Enter through one of two private elevators, work out in your personal fitness center, or kick back in the home cinema. Floor-to-ceiling windows take in views of a neighboring park, the Miami skyline, and uninterrupted ocean. Outside, the sprawling roof hosts twin infinity pools, alfresco kitchens, a Jacuzzi, outdoor theater, and more. And it's claimed the title of Miami's most expensive listing in 2018, asking a cool $68 million. One might ask, who dreamed this all up? RDAI design director Julia Capp gives AD a first look inside the spectacular residence.

The living room features a sculptural stair fabricated out of wood.

Though she kept the penthouse's common spaces light and airy, Capp brought wooden elements into the living room to add warmth and structure. Flanked by slatted panels that play with light and shadow, a stair carved out of wood from Brazil twists up onto the roof. "We wanted something that was very designed yet organic," Capp explains. "We wanted it to be a real design piece, like a sculpture in that area."

The master bath is swathed in floor-to-ceiling marble.

Just when one thinks today's baths can't get any more lavish —Capp proved that no expense should be spared in the penthouse's master. Silver travertine marble spans floor to ceiling, rounded out by an überlong vanity (clutter be damned) and tub with a view. Modern, low-slung furniture and the stacked horizontal details in the glossy marble emphasize and play with the natural horizon line. "Bathrooms are great when it feels like everything is built-in and part of one, not just little bits attached," Capp says. "Though, in fact, there are a lot of details to make it seem like there are very few."

Wake up to a private terrace and uninterrupted ocean views in the master bedroom.

"We think it's great to have a very calm experience in the building," says Capp. The pinnacle of this, perhaps, lies in the master bedroom, where soft finishes and muted colors create what feels like endless breathing room topped off with views of the sea. Sliding doors and curved walls add to the minimalism and openness of the space.

RDAI and Renzo Piano turned the private roof into a verdant lounge.

Some of the most lavish amenities can be found on the over-the-top roof area, including two infinity pools, two outdoor kitchens for sky-high alfresco dining, a putting green, and a Turkish hamam. But with the help of Renzo Piano, Capp created cozy lounges amid the expansive space, complete with vertical gardens. "Having a natural wall is like weaving nature into the building itself," says Capp. "Greenery is important in all parts of life."
